Top 2019 Home Features
The National Association of Home Builders (NAHB) recently released their results from the 2019 “What Home Buyers Really Want” survey. In this survey, they asked nearly 4,000 home buyers who have recently purchased a home or plan to purchase a home within the next 3 years, ranking 175 features based on how essential they are to a home-purchasing decision.
Some characteristics that stood out as the most wanted home-features are:
* Laundry rooms
* Energy-saving features – like Energy Star appliances, energy-efficient windows, and whole house green certifications
* Home storage, like garage storage and walk-in pantries
* Hardwood flooring
* Exterior lighting
2019 Home Size and Location Trends
Trends also indicate buyers are interested in smaller homes. The average home size has been steadily declining for the past two years, after it peaked at 2,689 square feet in 2015.
Smaller homes like townhomes now comprise 14% of new homes, and the US Census Bureau put the average home square footage at 2,576 in 2018. Trends from the survey also indicate the other upscale features that increase the size of the home – like having more than four bedrooms or three bathrooms, and three-plus-car garages – are decreasing as well.
NAHB’s survey also supplied key information on locations of homes that buyers prefer. With 64%, the suburbs are the most desirable location for homes, followed by a rural setting with 24%, and lastly central city locations with 11%. The data indicates generational differences in these preferences, with millennials being most likely to buy a home in a central city.
Other Real Estate and Home Trends to Watch For
When it comes to kitchen and dining areas, 86% of buyers prefer a completely or partially open floor plan. Other top trends they prefer are stainless steel appliances (67%), followed by granite or natural stone kitchen counter tops, and white kitchen cabinetry (32%). Research indicates that white on white, or gray on white coloring is an emerging trend for kitchens and bathrooms, in terms of cabinets and countertops.
Other rising trends in homes include – farmhouse style homes incorporating ample amounts of wood, engineered quartz countertops for color flexibility, vinyl and resilient flooring (especially in aging homes), wireless controls, open interior and exterior spaces in the kitchen; and higher-end fixture installations in the bathroom (wall-mounted sinks, faucets, and toilets).
